Rock development is offering to purchase the vacant Home Depot store from the home improvement chain.
Developer Rocco Tullio told CTV News two major U.S. retailers are interested in the site.
Tullio estimates the deal is worth about $20 million.
He hopes to purchase property no later than the new year and welcome shoppers in 2015.
